Almost everything needs to be digitally stored and remain accessible in the long term these days.<\/p>\n<p>The main function of a Data Center is to provide a secure and reliable environment for the optimal and uninterrupted operation of racks, which include servers, network and storage devices, among others.<\/p>\n<p>The high density of equipments per unit of space requires a design that is tailored to the electricity and cooling demands. The Data Center, as a container building, fulfills a leading role in the maintenance and availability of information.<\/p>\n<h3>Requirements<\/h3>\n<p>The <a title=\"Uptime Institute\" href=\"https:\/\/uptimeinstitute.com\/\">Uptime Institute<\/a> develops the globally recognized TIER standard for Data Center performance. This classification establishes availability and security levels for the stored data. Through its understanding, it is possible to visualize the impact that design, construction, expansion and even maintenance have on this type of buildings.<\/p>\n<ul>\n<li>TIER I: basic infrastructure for an office environment.<\/li>\n<li>TIER II: some redundancy in power and cooling.<\/li>\n<li>TIER III: redundant components, zero downtime to affect operation.<\/li>\n<li>TIER IV: fully redundant and fault tolerant (2N+1).<\/li>\n<\/ul>\n<p>The TIER standard that is applied to the project will have a large impact on the design, construction and maintenance of the Data Center. These standards define criteria and requirements, but do not establish or recommend specific solutions. Therefore, each project becomes a challenge to achieve designs and technological developments that meet the TIER conditions.<\/p>\n<p>The most demanding classification is TIER IV. This type of Data Center is the most robust, designed to maintain mission-critical servers and applications running with minimum risk. The here key is the redundancy they have on IT elements, but also in critical building systems: spaces are physically isolated, uniterrupted cooling systems, energy generation that is capable of bearing outstanding loads, duplicated network routing, etc. The objective is not to compromise the continuous availability of the data it houses.<\/p>\n<h3>The importance of the BIM methodology<\/h3>\n<p>For these large capital projects it is important to keep in mind the objectives of the client or operator during the architectural and engineering design, in order to mitigate risks and ensure that data availability requirements are met. Using BIM in the project helps in this task to improve the collaboration between the different parties involved. Digital models futureproof the design by anticipating unforeseen events on site and provide structured information that may be updated by each stakeholder according to the project phase.<\/p>\n<p>In the following lines we will share some good practices that we are currently using for the development of these singular projects.<\/p>\n<h4>Working with high-precision MEP models<\/h4>\n<p>MEP services are at the core of a Data Center. A non-controlled design or an execution not in accordance with the design would compromise the intention of the Data Center. Coordination between the dozens of disciplines and subcontractors involved must be managed rigorously and accurately to verify its expected performance and reliability.<\/p>\n<p>Thanks to predefined systems for this industry and the use of a large number of prefabricated elements, both in installation layouts and structural or architectural components, the exactitude between the digital project and the real building can be excellent. A profitable use of the BIM model, with high level of detail (LOD), contributes to the spatial coordination of elements. What is more, it also allows openings and substructures to be considered, and to extract workshop drawings for manufacture and assembly. Builder works which involve more than one subcontractor may be resolved without conflict by preventing and avoiding simultaneous works in the same work areas.<\/p>\n<p>With this approach, through coordination processes that involve softwares such as Navisworks or Solibri and an issue management platform, we may obtain results close to the Clash Free model.<\/p>\n<h4>Encourage standardization within the AEC industry<\/h4>\n<p>A key point for a Data Center is its capacity of being extended and upgraded. Modulation is usually the answer, as it allows to respond to changing needs with minimal impact on uptime and operations, besides, cost becomes more predictable and commissioning is made easier.<\/p>\n<p>The BIM methodology implies rigor and standardization, concepts aligned with the modular building approach, from the global concept of the project to the small details. In the field of Data Centers, the design of spaces based on repetitions and the rationalized structures are in line with this perspective. In addition, there is also a range of possibilitie and benefits when applying BIM to the design and construction or independent modules such as power generators or pre-assembled telecom rooms.<\/p>\n<p>For these cases, it is interesting to have the digital content of these pieces developed by suppliers in order to integrate them into the digital model. Designers and contractors may even see a benefit in developing that content even if their suppliers do not have the BIM capacity in house. The same applies to the modeling of specific construction solutions, such as watertight fittings for data network conduits, in order to have realistic layouts in the model. The use of certified component properties enhances the coordination, documentation and reliability of the project.<\/p>\n<h4>Implement information monitoring system<\/h4>\n<p>As the previous sections shows, it is essential to pay attention to the traceability between designed and executed elements, and using BIM models helps dramatically in this task. Likewise, anticipating or updating variations in the digital model ensures a fluent and registered work on site. Setting up the processes to carry out this supervision with reliability and agility means a challenge in information management and the help of a specialist team may be required.<\/p>\n<p>Since design BIM models are usually divided into as many models as subcontractors, a tailored control of the BIM quality is especially important, both individually and as a whole. The potential lack of maturity of the suppliers in terms of BIM or the scope of design changes may compromise the integrity of information.<\/p>\n<p>Our solution <a title=\"Modelical.io\" href=\"https:\/\/www.modelical.io\/\" target=\"_blank\" rel=\"noopener noreferrer\">Modelical.io<\/a> is a web based toolkit that allows the automatic aggregation of model information sourced from native applications and platforms such as BIM360, creating databases that can be used to track the quality of Data Center models along time, then being displayed by Apps like our own <a title=\"Baywatch\" href=\"https:\/\/www.modelical.com\/en\/baywatch\/\" target=\"_blank\" rel=\"noopener noreferrer\">Baywatch<\/a> or other business analysis tools such as Microsoft PowerBI.<\/p>\n<p><img decoding=\"async\" class=\"alignleft size-full wp-image-11186\" src=\"https:\/\/www.modelical.com\/wp-content\/uploads\/digitization_datacenters.png\" alt=\"\" width=\"850\" height=\"\" \/><\/p>\n<h4>Prepare the BIM models for asset management<\/h4>\n<p>The infrastructure and operations of a Data Center could not be managed in any other way than digitally. The same happens with the the physical asset. During the development of the project construction companies can use topographic and point cloud surveys to capture the progress and reality of the construction site, and BIM models can be uptaded accordingly. This way, the actual building and the digital model are truly twins, or at least a mirror of each other.<\/p>\n<p>However, the As-built model will not be the right model for FM. The models must respond to the intention of the phase to which they belong. The construction model probably is composed of several documents, with information that may be irrelevant to the operation phase. Similarly, some of the modelled elements should go through a transformation, either decomposition or synthesis, perhaps depending on the service providers. Thus, the models for the maintenance of the asset will derive from the As-built models, after a process of adaptation and integration with the tools of the facilities manager.<\/p>\n<p>Regarding Data Centers, DCIM applications (Data Center Infrastructure Management) are the solution for facility management of this kind of asset. They allow the management of the IT infrastructure, including physical and virtual elements: assets, resources, processes and people. For any DCIM software to consume the information located in the BIM model, the interoperability between them must be studied. Each FM task requires a specific query from the model depending on the data to be extracted.
