{"id":29096,"date":"2026-02-27T13:53:14","date_gmt":"2026-02-27T12:53:14","guid":{"rendered":"https:\/\/www.modelical.com\/?post_type=project&#038;p=29096"},"modified":"2026-04-19T18:20:47","modified_gmt":"2026-04-19T16:20:47","slug":"as-built-bim-modelling-of-torre-serrano-office-building","status":"publish","type":"project","link":"https:\/\/www.modelical.com\/en\/project\/as-built-bim-modelling-of-torre-serrano-office-building\/","title":{"rendered":"As-built modelling of Torre Serrano"},"content":{"rendered":"<p>AGIB Real Estate hired Modelical to carry out a Scan-to-BIM survey of Torre Serrano, a 14,900 m\u00b2 office building located in the Serrano district of Madrid.<\/p>\n<p>The objective was to create a reliable as-built model to help the client verify available areas and maintain accurate information about the asset.<\/p>\n<p>Modelical used point cloud data from laser scanning to produce Revit BIM models of the existing building. 360\u00ba images of the asset were linked to the BIM model through DejaVu, Modelical\u2019s proprietary plugin, enabling users to navigate the building directly from the model or through a web interface.<\/p>\n<p>&nbsp;<\/p>\n<h2>Deliverables<\/h2>\n<p>The Scan-to-BIM survey included the following deliverables:<\/p>\n<ul>\n<li>Point cloud in RCP format referenced to the building\u2019s local coordinate system<\/li>\n<li>360\u00ba photographs linked to the BIM model and accessible through DejaVu<\/li>\n<li>Native Revit models in the agreed project version<\/li>\n<li>IFC 2&#215;3 Coordination View 2.0 models (open BIM format)<\/li>\n<li>Stacking plans for area verification and tenant distribution<\/li>\n<li>General floor plans derived from the BIM model<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2>Benefits<\/h2>\n<p>Before the BIM survey, the available documentation did not provide a complete and reliable representation of the building.<\/p>\n<p>The as-built BIM model developed by Modelical provided AGIB Real Estate with an accurate digital reference of the asset, enabling the verification of available areas and improving the understanding of the building layout.<\/p>\n<p>360\u00ba images linked to the BIM model now allow users easy access to up-to-date visual information about the building.<\/p>\n<p>By combining laser scanning, point cloud processing, and BIM modelling, Modelical developed an as-built model with structured information that enables more efficient asset management and supports future planning.<\/p>\n<p>&nbsp;<\/p>\n<h2>About AGIB Real Estate<\/h2>\n<p>AGIB Real Estate is a real estate investment and asset management company specializing in the management and development of commercial properties.
