As-built BIM Modelling for Shopping Center Portfolio Management
Scan-to-BIM for commercial asset remodelling
Description
A leading international architecture firm commissioned Modelical to carry out the BIM survey and as-built modelling of two large shopping centers owned by the same retail group.
The objective of the project was to develop two reliable as-built BIM models of the existing assets, including architecture, structure, and urbanization, to support the renovation and transformation of both shopping centers.
The BIM survey covered more than 220,000 sqm, including 72,000 sqm of built retail space. The assets included large supermarkets, multi-level shopping galleries with international retail brands, and food & beverage areas.
The two BIM models were developed almost in parallel to support the architecture studio responsible for the renovation projects and the shopping center owner in the management of its asset portfolio. Ensuring consistent modelling standards, naming conventions and deliverable structures across both models was essential for the design teams and the asset owner.
Deliverables
Modelical scope of work and deliverables included:
- Point cloud processing and optimization for BIM workflows
- 360º photographic survey of the shopping centers
- Native Revit (RVT) models including:
- Architecture and Structure models
- Urbanization models
- Reference models including linked DWG files and point clouds
- Development of approximately 100 custom Revit families in French according to project standards
- Coordination and issue management through Autodesk Construction Cloud (ACC)
Benefits
The BIM models provided the architecture studio with reliable as-built information for the renovation projects of the shopping centers.
Consistent BIM standards, naming conventions, and deliverable structures were maintained across both shopping centers to ensure portfolio-level consistency and streamline the work of the design teams.
The project also provided the asset owner with reliable digital representations of the existing assets and established the basis for updated as-built information after the renovation works.
As-built BIM models for shopping center portfolios management
Shopping centers continuously evolve to adapt to new tenant requirements, customer experience strategies, and commercial trends. However, traditional 2D documentation is often incomplete or outdated, especially in assets that have undergone multiple refurbishments over time.
Scan-to-BIM processes provide accurate and structured information about the existing conditions of buildings and surrounding infrastructure, supporting renovation planning and reducing uncertainty during design and construction phases.
Beyond remodelling projects, BIM models and Digital Twins provide long-term value for shopping center portfolio management. They support asset management strategies, commercial layout optimization, maintenance planning, tenant integration, and future transformation initiatives across multiple assets.
